What is a Modular Home?
Modular homes for luxury, sustainable living
Across architecture and design, the modular home has emerged as a modern solution for people seeking beauty, sustainability and efficiency. More homeowners, developers and lifestyle buyers are turning to modular architecture because it delivers timeless design, environmental responsibility and the opportunity to live closer to nature.
Koto’s collection of prefabricated homes represents the evolution of this idea - refined, sustainable, and deeply influenced by Scandinavian design homes that balance simplicity, functionality and calm. Each structure is built through off-site construction, a process that ensures precision, consistency and minimal environmental impact.
A modular home from Koto blends contemporary craftsmanship with environmental consciousness to create a living space that supports wellbeing and luxury in equal measure.
What is a modular home? The essentials
A modular home is a building composed of prefabricated sections - known as modules - constructed in a controlled factory environment, transported to site, and then assembled into a complete structure.
This method of prefabricated housing ensures consistent quality and drastically reduces on-site disruption. Every detail, from insulation to finishes, is planned and executed with architectural precision before the modules ever reach their final destination.
Modular homes differ from flatpack homes, which are delivered as pre-cut components for assembly. Modular designs arrive largely complete, offering higher finish quality and shorter construction timelines.
Koto’s modular home design ethos combines eco-friendly architecture, low-carbon architecture principles and refined aesthetics inspired by Japanese minimalism and Nordic restraint. The result is a home that sits lightly in its surroundings while enhancing the wellbeing of its occupants.
Koto homes embody the future of sustainable housing - adaptable, transportable and built for longevity.

Modular homes vs traditional builds
Traditional homes are built entirely on-site, exposing materials and workmanship to weather, delays and inconsistencies. A modular home, on the other hand, is created off-site under carefully controlled conditions, allowing every component to meet exacting standards before installation.
The difference is not only efficiency but precision. Off-site construction allows architects and builders to maintain complete control over materials, processes and environmental performance. The result is a home that arrives on-site nearly complete and ready to live in within weeks.
By contrast, traditional building often involves multiple contractors, prolonged schedules and variable outcomes. Modular systems create predictable timelines, consistent quality and fewer unexpected costs.

Where can you build a modular home?
A modular home offers flexibility rarely seen in conventional architecture. Whether you want to create a rural retreat, a coastal hideaway or an urban courtyard home, modular systems can adapt to most plots with appropriate permissions and groundwork.
Because each module is transported in sections, installation requires only minimal access and site preparation. This makes modular homes ideal for secluded or environmentally sensitive sites where traditional construction might not be feasible.
Koto’s modern prefabricated homes are designed to respond to their setting - whether that means timber cladding that echoes a forest palette or large glazed openings framing a view of the sea. The adaptability of modular cabins enables buyers to live exactly where they feel most connected.
Key benefits of a modular home
The benefits of a modular home extend far beyond convenience. At Koto, modular living represents a complete design philosophy: intelligent, sustainable and emotionally grounded.
Sustainability
Every Koto modular home is conceived as a sustainable modular design. By constructing homes off-site, waste is reduced, materials are optimised and energy consumption is lowered. Many models integrate renewable technologies to achieve energy-neutral buildings that perform beautifully year-round.
Speed and efficiency
Because most of the build occurs in the factory, project timelines are dramatically shortened. Once on-site, installation typically takes days, not months. This controlled process results in faster delivery without compromising craftsmanship.
Design flexibility
Modular systems allow for scalability and customisation. Layouts, finishes and features can be adapted to individual needs, creating homes that are truly personal while retaining architectural integrity.
Durability
Koto homes are constructed from robust, natural materials such as charred timber and structural timber frames. The controlled production environment ensures consistent build quality and resilience over time.
Aesthetic appeal
Inspired by Scandinavian design homes, Koto architecture balances simplicity and warmth. Each prefabricated home embodies “quiet luxury” — spaces that are refined, minimalist and connected to the landscape.
International accessibility
Because modular systems are prefabricated and transportable, Koto can deliver homes across the UK, Europe, and beyond. This flexibility opens opportunities for both private homeowners and hospitality investors.
Reduced environmental impact
The modular process creates far less waste than traditional construction. Fewer site deliveries, shorter build times and controlled resource use contribute to eco-friendly architecture with minimal carbon footprint.

About Koto.
Modular Architecture - Sustainable by necessity.
Koto delivers beautifully crafted, architect designed, energy neutral homes and cabins. All our buildings are produced to the very highest standards and delivered whole and complete directly to your site. Every Koto home has been crafted with the utmost respect for both our environment and the people we work with. The Koto studio co-founded by Zoe, Johnathon and Theo design modular houses, cabins and sculptural small buildings, with each one drawing inspiration from Scandinavian design and culture. Co-founders, Johnathon and Zoë Little, returned from living on the shores of Norway’s fjords with a deep appreciation of the local aesthetic and environment. As the brand progressed, Koto began looking further east to the minimalist world of Japanese design and their focus on social functionality. This is something that has always fascinated co-founder and architect Theo Dales. Koto shares their emphasis on clean and simple details that provide a sense of calm. This exploration has helped Koto’s designs evolve into the carefully-considered works they are today.
“As both designers and parents, we recognise the dynamic relationship between nature, quality design and one of life’s great luxuries – spending time with friends and family. Each and every Koto home embodies this ethos.”
Zoe Little - Co-Founder Koto.
