Architect-designed cabin collections, wellness retreats, hospitality venues and private residences, each one shaped by the landscape, climate and character of where it stands. A collective of architects, interior designers and makers across the UK and the US, we look at architecture, interiors and land together, from concept to completion. The only question is where.

We design for hotels, estates and private clients, and build through partner factories in the UK, the Nordics and Baltics, wider Europe and North America.

Rooms in the kitchen garden.

Seven garden suites for a three-Michelin-star restaurant with rooms in Lancashire. Built off site and set among the kitchen gardens, each with a terrace and hot tub of its own, and open since the summer of 2024.

Estates

One design, built many times.

Twenty cabins and a floating sauna on a thousand acres of rewilding in Norfolk. Each cabin is placed for its own view of the water, and they have been letting since 2021.

Haku

Our ready-made suite for two. Designed once, built to order in the factory, furnished by Koto Living and delivered in weeks with almost no groundworks. Three are already taking guests at Denton Reserve.

Wellness

A sauna that floats.

Saunas, spa pavilions and treatment rooms for hotels, estates and private gardens, designed as a ritual rather than an add-on and built to perform. This one floats on a lake in Norfolk.

Homes

Rooted in the land.

A few private houses a year, built with the same care we give a hotel. This one is a four-bedroom family home on North Uist, built off site and shaped by the Hebridean weather: burnt larch outside, calm timber rooms inside, the sea in every window.

Interiors

Finished by the same hands.

Koto Living is our interiors, furniture and living studio. At this Cornish barn it chose the timber, limewash and stone, so the inside feels like the building that holds it.

An architecture and design studio with a factory network rather than a catalogue, so the same cabin can be built in Cornwall, Norway or Texas to local codes and arrive finished.
