Our story
Koto was founded by Johnathon, Zoë and Theo with a clear ambition: to create small buildings that bring people closer to the outdoors - spaces for reflection, connection and modern living.
Having lived on the shores of the Norwegian fjords, Johnathon and Zoë were shaped by a raw landscape and a culture that values simplicity, warmth and time outside. Theo, after years living in Ireland, found inspiration in the natural lines and dramatic horizon of the coastline. Those influences still run through every Koto project: calm forms, considered materials, and architecture that feels inseparable from its setting.
Today, Koto designs and delivers work for private clients and hospitality partners across the UK, Europe and the USA, bringing together sustainable thinking, craftsmanship and design precision to create spaces that last.

A collection of 17 architect-designed cabins set across five acres of sensitively landscaped grassland - crafted in partnership with The Point and surrounded by gardens by RHS Gold Medalist Darren Hawkes, just moments from North Cornwall’s iconic beaches. Floor-to-ceiling sliding doors open onto generous private decks, framing sweeping coastal views and effortless indoor–outdoor living - delivered via off-site build for minimal disruption, with calm, contemporary interiors curated in natural, durable materials.
Off-grid luxury cabins on wheels, designed to sit lightly on the land - turning woodland clearings, viewpoints and hidden corners into destination stays.

Seven bespoke garden suites nestled in the grounds of Moor Hall, pairing Michelin-star hospitality with quiet, nature-immersed design. Botanical-inspired interiors, private terraces and hot tubs create a sensory retreat that feels completely of its setting.
A collection of bespoke hotel cabins set on the water’s edge within the historic Leeds Castle estate in Kent - designed as a modern complement to the castle’s grandeur. Scandinavian-inspired exteriors and calm, minimalist interiors create a serene retreat that bridges heritage and contemporary design.
WOODLAND RETREAT - hotel cabins
A retreat of exclusive cabins tucked into a small coastal woodland - inspired by the beach shacks and fishermen’s sheds found along the shoreline. Generous glazing and covered porches frame forest and wild meadow, creating light-filled interiors that feel calm and uncluttered. A short walk from Beadnell Beach and the wider Northumberland Coast, it’s a simple, elemental base for slow days outdoors.
A flatpack modular cabin collection designed for global shipping and straightforward assembly, with a calm minimalist aesthetic and sustainability at its core. From remote retreats to saunas, studios and guest suites, Niwa flexes to your brief - with optional furniture packs for a turnkey finish.
FRITTON LAKE CABINS
Quiet luxury set within 1,000 acres of rewilding on the Somerleyton Estate — a family-run private holiday club where you can fully disconnect and reset.
Available off-plan or ready-to-move-into, each cabin is designed around a single open façade framing woodland and lake views, with calm open-plan living, generous decks, and 2–3 bedroom layouts.
Owners also get access to a standout amenity set — from wild swimming and paddleboarding to a floating sauna, 22m heated pool, and instructor-led yoga.
