What is a Houseboat?
Houseboats are commonly described as “boats that have been designed or modified to be used primarily for regular dwelling” Most houseboats do not have engines and are not self-propelled, as they are usually moored to the land or a berth, to access services such as water, electricity and drainage.
Houseboats can offer modern, floating spaces that are perfect for living, second homes, holiday letting, or even commercial spaces on the water. In areas with unused waterfrontage, houseboats can transform underutilised spaces into vibrant living or business environments. In some cities, where land-based options are too expensive or unavailable, houseboats provide a smart and stylish solution for modern living.
All our houseboats are equipped with the amenities you would expect to have on land and are tailored to deliver a unique waterfront living experience. They can operate on-grid (connected to main services), off-grid (using advanced technology for electricity, water, and waste management) or a combination of both to suit client and /or site specifics. Our houseboats are an innovative lifestyle choice for those who love being close to nature without compromising on comfort or style.
What benefits does a Bluefield houseboat have over other houseboats?
Bluefield Houseboats are not self-propelled as standard and are typically moored to land. They can, however, be easily moved if unsecured and can be either towed or manoeuvred to another site. Bluefield houseboats are equipped with advanced floatation systems, including lightweight Concrete floats, GRP (Glass Reinforced Plastic) hulls, or Pre-cast Concrete Pontoons as options depending on client and/or site requirements. Other floatation systems are available on the market, including plastic but they do not offer the same durability, thermal stability or quality of finish that our systems provide.RCD Compliance
Our M Series houseboats are RCD-compliant (Recreational Craft Directive) and can be classified as vessels, which can simplify Planning requirements. However, we would always recommend consulting your local Authority. We can offer a turn-key service with design, planning, infrastructure, engineering, manufacturing and delivery services if required. As part of our free site survey, we are happy to provide guidance on the most suitable solution to suit your requirements.Superior Insulation and Construction Standards

We offer a 10-year structural warranty, even for commercial use, compared to the industry standard 1-year warranty. Our houseboats can operate completely off-grid, using a combination of solar power, gas, water makers, and onboard waste management systems to suit specific client and/or site requirements.
Do the houseboats have an engine?
Bluefield Houseboats do not come with a motor or engine as standard; they are not easily adapted to be self-propelled, as they are typically moored to the land. They can, however, be easily moved if unsecured from the bank and can be either towed or manoeuvred to another site.
Our M-Series houseboats can be supplied with a cutting-edge electric propulsion system as an optional extra on a new factory order. This system is designed for smooth, quiet, and eco-friendly performance, offering exceptional control and manoeuvrability. With advanced features such as joystick operation and precision steering, our propulsion system ensures easy handling, whether you’re navigating tight spaces or cruising tranquil waters.

How much does a Houseboat cost?
Prices begin at:
£145,000 for a 1-bedroom Uku Houseboat.
£175,000 for a 2-bedroom Shilo Houseboat.
Prices exclude delivery and installation.
Can I get finance for a houseboat?
Yes, as a commercial business, Bluefield Houseboats can be financed through asset finance options available via our partner finance houses. Typically, finance terms are offered for up to 7 years, with a required deposit of 30%.

Can I get insurance for a houseboat?
Yes, Bluefield Houseboats can be insured. We have partnered with several reputable insurance companies to offer both commercial and residential insurance options for our units. Whether you’re using your houseboat for personal living or as a business asset, we can help connect you with the right coverage.
What are the “other costs” associated with purchasing a houseboat?
Costs involved in purchasing a houseboat can vary depending on the specification, site and location. However typical additional costs associated with purchasing a houseboat may include:
Mooring Fees: Charges for securing a berth for your houseboat.
Utility Charges: Costs for electricity, water, and waste management.
Planning Fees: only included if a Planning application is required
Delivery: Depending on your chosen location, delivery costs will vary. Bluefield can offer delivery across the globe.
Rates: Depending on the location, the local authority may require rates to be paid. If you have a residential mooring, you will have to pay Band A council tax (the lowest band)

What is the typical lifespan of a Bluefield houseboat?
Depending on the use and the flotation system chosen, the design life of Bluefield Houseboats is 25 years, however, the majority of the materials used are the same as would be used in an on-land development. Lifespan is always subject to proper care and maintenance.
Where can I find a site / mooring for a houseboat?
Due to the versatile design and low draught, Bluefield Houseboats can be located on most inland waterways provided the correct permissions are in place such as mooring and planning. The most common sites are on rivers, lakes, canals and marinas.
Koto is partnered with Silverlake, a luxury holiday home estate in Dorset, where a limited number of private moorings are now available.
Bluefield Houseboats is partnered with independent marina owners, marina managers, large UK national marina groups, landowners, lake owners, and inland waterways organisations. Through these partnerships, we have access to a comprehensive database of potential locations across the UK and Ireland.

Do I need to be able to drive a boat to have a houseboat?
Our houseboats do not come with a motor or engine as standard, therefore, you do not need to be able to drive to purchase one.
How many people can a typical houseboat hold?
The capacity of a Bluefield houseboat depends on the specific model and design. Generally, our houseboats are designed to comfortably accommodate between 4 to 8 people for overnight stays, with larger configurations available upon request. We also offer bespoke design options, so the layout and space can be tailored to your specific needs.
Are the houseboats movable?
Yes, Bluefield houseboats are movable. If equipped with a factory-fitted propulsion system, they can be easily navigated using our state-of-the-art joystick control. However, even if the houseboat does not have its propulsion system, it can still be easily moved or towed with a small motorboat. This flexibility allows you to move your houseboat to different locations with ease.
Do I pay stamp duty on a houseboat?
Stamp duty does not apply to caravans, mobile homes or houseboats
Do I pay VAT on a houseboat?
A houseboat is defined, for the purposes of VAT, as being a floating decked structure which is designed or adapted for use solely as a place of permanent habitation, which does not have the means of, and which is not capable of being readily adapted for self-propulsion.
Bluefield Houseboats are generally supplied “zero-rated” for VAT, as they are defined as floating decked structures designed for permanent habitation, without means of self-propulsion. However, if the houseboat is supplied with our factory-fitted propulsion system, it is considered self-propelled. Therefore, VAT will be chargeable as it would be for any other boat.
Does Bluefield Houseboats provide a warranty?
Bluefield Houseboats is committed to providing the very highest levels of safety and quality and so all houseboats are backed up by our warranty scheme.
A 12 months “defects & liability” period is provided from the date of hand over. This means Bluefield Houseboats will come and correct any latent defects that occur within the first 12 months after purchase. (Similar to most land-based construction projects)
Extended warranty and service level agreements are also available if additional support is requested.
1-Year Defects: Other defects are covered under NHBC definitions for new build homes, with specific parts and products covered by their manufacturer’s warranty.
10-Year Warranty: Bluefield Houseboats Ltd provides a 10-year structural warranty to the original retail owner, covering defects in structure, floatation and fabric. This warranty ensures that materials and workmanship are free from defects under normal use and are subject to regular maintenance and location. Kitchen appliances and natural cladding, such as timber, come with the standard suppliers’ warranty
25-Year Design Life: The design life of Bluefield Houseboats is 25 years, ensuring the boat is designed to be operational with proper care and maintenance. After this period, repairs or upgrades may be needed to maintain performance and safety.
