A luxury retreat of seventeen cabins in Polzeath. Crafted in partnership with the exclusive health club and set within gardens by RHS Gold Medalist Darren Hawkes, the development offers buyers the rare chance to own a sustainable home steps from North Cornwall’s beaches.

At The Point, Polzeath, just a short walk from some of North Cornwall’s most iconic beaches, Koto has created a retreat of 17 cabins set across five acres of sensitively landscaped grassland by RHS Chelsea Gold Medalist Darren Hawkes.

Each three-bedroom, two-bathroom cabin is carefully positioned to maximise privacy and frame sweeping coastal views. Floor-to-ceiling sliding doors flood the open-plan living spaces with natural light, opening onto generous private decks that blur the threshold between indoors and out.

Constructed off-site by skilled contractors in Cornwall and Wales, the modular cabins are delivered and installed with minimal disruption to the landscape. Interiors are curated in collaboration with Koto’s design team, who draw on partnerships with leading furniture and design brands to create calm, contemporary spaces using natural, durable materials.

The project reflects how considered design and sensitive development can diversify leisure destinations, adding lasting value while respecting and enhancing the unique character of place.
