A luxury retreat of seventeen cabins in Polzeath. Crafted in partnership with the exclusive health club and set within gardens by RHS Gold Medalist Darren Hawkes, the development offers buyers the rare chance to own a sustainable home steps from North Cornwall’s beaches.

Located on Cornwall’s north coast, The Point at Polzeath is a coastal resort destination known for its golf course, wellness offerings, and proximity to one of the UK’s most popular surf beaches. Koto partnered with the resort to design and deliver Koto at The Point: a collection of cabins that enhance the site’s accommodation offering, forming part of a broader mix of privately owned and rental units, while sitting comfortably within the surrounding landscape.

In Phase 1, Koto has delivered 13 cabins at The Point, forming part of a wider 17-cabin scheme.

PERFORMANCE AT THE POINT

Since launching in March 2024, the rental cabins at The Point have achieved strong early performance within a market characterised by short booking windows.

Positioned within a coastal setting, the cabins are designed to offer a modern retreat for owners and guests seeking proximity to nature, surf culture, and outdoor living. Each cabin balances clean architectural lines with warm, tactile interiors, creating spaces that feel both luxurious and grounded in their environment.

The landscape has been designed by RHS Chelsea Award-winning landscape designer Darren Hawkes, who sought to restore character and movement to a site once used as an airstrip.
