Koto at Fritton Lake

Koto at Fritton Lake is a collection of architect-designed cabins set within 1,000 acres of rewilding on the Somerleyton Estate in Norfolk. Available off-plan or ready-to-move-into, each cabin pairs calm open-plan living with full access to the estate's amenities, from wild swimming to a floating sauna and 22 metre heated pool.

Set within the Somerleyton Estate in Norfolk, Fritton Lake is a 1,000-acre rewilding project and a working example of estate diversification.

Koto partnered with the estate to design and deliver cabins shaped by the landscape they stand in, forming part of a broader mix of privately owned and rental accommodation across the site.

In Phase 1, Koto delivered 20 cabins and a floating sauna. New plots are now available to reserve, with further cabins planned as the project continues to evolve.

PERFORMANCE AT FRITTON LAKE

Since launching in June 2021, Koto's rental cabins at Fritton Lake have become a key revenue driver for the wider Somerleyton Estate, demonstrating the commercial case for design-led cabin accommodation at scale.

Scandinavian-inspired exteriors sit harmoniously within the landscape, while Japanese-influenced interiors create calm, cosy spaces for rest and reconnection.

Each cabin has been designed as a sanctuary within the estate: soft, muted palettes that let the landscape take centre stage, natural finishes that echo the surroundings, and curated furniture packs to create a sense of comfort and quiet luxury. Owners are able to personalise interior details, ensuring each cabin reflects both its setting and its inhabitants.

As part of a wider hospitality and rewilding vision, these cabins go beyond conventional holiday lodges. They express Koto’s ethos of crafted, sustainable architecture while supporting the estate’s role as a pioneering retreat immersed in nature.
