Koto designs architect-led hotel and retreat cabins that feel specific to their landscape - and still scale. We start with your site constraints, brand and guest journey, then translate that into a repeatable design system you can deploy across plots, phases or multiple locations without losing design integrity.

Choose a bespoke roll-out route when the destination, planning context or guest experience demands a tailored response - or choose a ready-to-order route when speed and programme certainty matter most. Either way, you get calm, intentional architecture, build-quality that lasts, and the option to integrate interiors and furniture packs for “ready for guests” keys.

From standalone sauna cabins to integrated wellness suites, our approach is rooted in simplicity, natural materials and a strong connection to place.

Our Niwa Sauna is a signature Spa Element, made to order and crafted with sustainable materials, with options including wood-fired or electric heating, and customisation available to suit your site and setting. Use it as a private ritual for a home, or as a high-value amenity for hotels and retreats.

Koto partners with clients to design and deliver extraordinary, high-performing bespoke homes shaped by landscape, lifestyle and a deep connection to nature. From early layout planning through kitchens, materials and fixtures, every detail can be customised to create a home that’s personal, distinctive and built for modern living.

We also offer off-the-shelf homes, ready to order today. Our signature model, the Hytti, is a single-storey home designed for open-plan, indoor-outdoor living - available in two-bedroom or three-bedroom layouts within the same refined envelope, with curated finishes to make it uniquely yours.

Quiet luxury interiors

Delivered as a complete service across refurbishment and new build projects. We create calm, functional spaces with a “quiet luxury” approach - working across private residences and hospitality environments including hotels, retreats and restaurants.

Our service can be fully turnkey: from early design direction through to procurement, installation and final styling, including furniture packs designed to deliver ready-to-live (or ready-to-let) spaces with one cohesive vision. Whether your project is a Koto building or independent, we work closely and collaboratively to deliver clarity, consistency and a finish that feels intentional.
