Koto is a RIBA-chartered architecture and design studio, specialising in modular architecture and the creation of energy-neutral buildings.

Working across the UK, USA, Europe and beyond, we partner with private clients, developers, and commercial collaborators to realise both bespoke and off-the-shelf projects. Our portfolio spans homes, cabins, spas, hotels, and large-scale developments—most often delivered as modular or flatpack systems, delivered directly to site. For projects of greater scale or complexity, we also undertake traditional architectural commissions.

uist HOUSE

On the wild shores of North Uist, this four-bedroom modular Koto home sits in quiet dialogue with the island’s dramatic landscape. Uist House, winner of the 2024 Wood Awards, is celebrated for its innovation in timber architecture.

MOOR HALL HOTEL

Set within the picturesque grounds of Chef Mark Birchall’s three Michelin-starred Moor Hall Restaurant in Lancashire, Koto delivered seven luxury hotel cabins, each architecturally crafted and inspired by a different botanical. Designed as secluded retreats in nature, the suites combine bespoke interiors, culinary heritage, and a sustainable luxury travel experience.

Falcon House

Falcon House is a modular Koto Home nestled in the Cotswolds, designed in an ‘upside-down’ configuration to maximise sweeping views of the surrounding treetops. With living spaces elevated above and more intimate rooms below, the house balances openness with privacy, all within Koto’s signature language of quiet luxury.

Fritton Lake RETREAT

At Fritton Lake, a thousand-acre rewilding estate in Norfolk, Koto has delivered a series of design-led cabins that blend Scandinavian-inspired exteriors with serene, Japanese-influenced interiors. Each cabin is crafted as a retreat within nature, offering owners a contemporary, sustainable home immersed in woodland surroundings.
