Koto are delighted to collaborate with family-run holiday business, The Point at Polzeath, to develop an exclusive and sustainably focused village retreat in the heart of the North Cornish Coast. The partnership will work alongside award-winning landscape designer, Darren Hawkes to create a design-led, rewilding eco-retreat, bringing owners and guests closer to the wild Cornish Landscape.
Presently, The Point is an adventure-packed place for families and friends to stay - set within an area of outstanding natural beauty - just minutes from stunning walks and some of Cornwall’s best beaches for surfing and relaxing. Onsite, a golf course, gym, indoor swimming pool, bar, restaurant and tennis facilities make it the perfect retreat for everyone to enjoy.
The partnership’s eco-extension to The Point's current offering - driven by the design concepts of Koto, the beautiful location that The Point offers, and Darren Hawke’s’ inspired landscaping - will create something truly special in the hills above Polzeath.
A Cornish Cabin Retreat.
The partnership will develop The Point’s existing holiday accommodation portfolio by launching 17 luxury and environmentally sustainable cabins for guests to relax and unwind in. Each Koto-designed cabin has a 2 & 3-bed variation, with an option of two premium cabin types to choose from. Interior design studio Koto Living will curate bespoke interiors and timeless furniture packs which complement the cabin’s natural setting.
The cabin designs will be sympathetically crafted to embrace the outdoors whilst taking into account the local environment, including sunlight, prevailing winds and a balance of privacy in a connected community. All cabins at The Point are on a single storey and have been designed to be accessible to a wide range of users.
The coastal cabins and landscape have been designed holistically, drawing influence from the wider countryside, integrating Cornish hedges, increased planting, and architectural references that tie into small agricultural buildings which inhabit the surrounding landscape.

Quiet luxury, unique amenities - a harmonious marriage of nature and outstanding modern design. The development is focussed on quality of landscape, open space and increasing biodiversity in a way that blends with the broader area.
Darren Hawkes will orchestrate the landscape design using cut-through walkways, spaces defined by the length of the grasses, and seeding margins with wildflowers of local provenance which will create a calm and intriguing journey for guests.
Large areas of rewilding are proposed that will set the scene for the new subtle and natural escapes; these wildlife corridors will create an atmospheric sense of arrival.
